Tippecanoe Village is a resident owned (RO), 55+, deed-restricted community located in Zephyrhills, Florida.  In resident owned communities, residents own the land as well as their home.  As a result, our HOA fees are very reasonable.  There are 225 homes in our village, of which at least 90 are year-round.  Residents enjoy many community events, including amenities and meals.  We encourage you to check out our activities page to learn more about the regularly scheduled events we have.

Florida living has to offer.  We are a short drive to grocery stores, shopping malls, restaurants, flea markets, entertainment and other activities, not only in Zephyrhills, but in Wesley Chapel and New Tampa.  You can be in the Tampa area within 30 minutes, the beaches of the Gulf Coast in about an hour and Orlando in an hour-and-a-half.  Cultural and sporting events abound in these areas and baseball fans will enjoy the fact that numerous spring training camps are located nearby.

Amenities
Our clubhouse is a focal point of our park.  Many regularly scheduled events are held there, including several types of classes, coffee hour, crafts, quilting, knitting, ping pong, bingo, our music jam session and several types of card games.  Residents also regularly enjoy our pool, horseshoe pits, shuffleboard courts, petanque pits and pool table.  Agreements are also in place so that interested residents can participate in golf and bowling leagues.

Video Presentation in the Clubhouse

The Gad-a-bouts video presentation of "A Circus Murder Mystery", originally scheduled for March 23, has been cancelled due to lack of interest.  A Gad-A-Bout member will contact those who had signed up for options.


Video of the 2024 Christmas Program Available

The Christmas Program that was presented in the clubhouse back in December was recorded in digital format.  We were hoping to show this in the clubhouse but due to a variety of issues, that is not going to happen.  If anyone would like copies of this video, please contact David Schryver.  There will be no charge for this if you provide either a blank SD memory card or USB flash drive.  If you don't have either of these available, we can purchase one.  The cost of this will be $5 each to reimburse for the purchase.  Make certain your device is compatible with either of these before making your request.  THE DEADLINE FOR THIS REQUEST IS FRIDAY, MARCH 21.


Golf Cart Poker Run

Save the date ... Saturday, April 12 ... for a golf cart poker run.  Bikes and walkers are also eligible.  For a complete description, everything you need to know about this event, download the form here.

As the date gets closer, there will be a sign up sheet in the clubhouse for players and food.

Please be advised that, by request of the Board of Directors, the information previously available on this website in the Meeting Information section has been moved to within the Resident Area.  Please access this by clicking on the link in the left panel.


Documents Available to Property Owners

Documents pertaining to the operation of Tippecanoe Village Homeowners Association (TVHOA) are available upon request to all TVHOA parcel owners.

Documents not available to parcel owners include:
* Record protected by lawyer-client privilege
* Parcel owner's personal information
* Security measures used to safeguard date, including passwords


Attention
All perspective buyers and renters of homes in Tippecanoe Village are required to have a background check prior to closing on the property or renting the home.  It is the responsibility of the home owners to notify their purchaser or renter so that they may contact the office to have this done. You can download the form here.

 The TVHOA membership meetings are held in the clubhouse on the first Monday of each month starting at 7:00 PM.

As a resident owned cooperative, we have no employees.  The office is staffed by board members and volunteers and is only open on Mondays from 10 AM until noon.
